How this is calculated
Duty is worked out from the state revenue office rate table, then any first home or owner-occupier concession you qualify for is applied, and foreign buyer surcharge is added. It assumes one buyer (or all buyers in the same position) buying the whole property; multiple buyers, part shares, mixed-use land, off-the-plan and seniors concessions are not covered. For first home buyers paying $600,001–$750,000 the State Revenue Office works out a reduced amount on a sliding scale, so the calculator does not show a figure — please confirm with the SRO’s official calculator.

Frequently asked questions
Do first home buyers pay stamp duty in Victoria?
There is no duty on a home or vacant land up to $600,000, and a reduced amount up to $750,000. For prices between $600,001 and $750,000 please use the State Revenue Office’s official calculator. At least one buyer must be an Australian citizen, New Zealand citizen or permanent resident and live in the home for 12 months.
What is the PPR concession?
If you buy a home to live in valued $130,001–$550,000, a lower principal place of residence rate applies. It does not apply to vacant land.
Do foreign buyers pay extra in Victoria?
Yes. Foreign purchaser additional duty (FPAD) is 8% of the value of residential property, on top of duty at the general rates.
Is stamp duty tax deductible on an investment property?
Stamp duty on buying a rental property is generally not an immediate tax deduction. It usually forms part of the property’s cost base, which reduces capital gain when you sell.
