How this is calculated

Duty is worked out from the state revenue office rate table, then any first home or owner-occupier concession you qualify for is applied, and foreign buyer surcharge is added. It assumes one buyer (or all buyers in the same position) buying the whole property; multiple buyers, part shares, mixed-use land, off-the-plan and seniors concessions are not covered. For the Northern Territory the calculator does not show a figure — please confirm with the Territory Revenue Office’s official calculator.

Frequently asked questions

Are there stamp duty concessions in the NT?

A house-and-land package bought from a builder may be fully exempt (contracts to 30 June 2027), and first home buyers of new homes may get the $50,000 HomeGrown Territory Grant. There is no first home duty concession for established homes at present.

Do foreign buyers pay extra stamp duty in the NT?

No foreign buyer duty surcharge applies in the Northern Territory.

Is stamp duty tax deductible on an investment property?

Stamp duty on buying a rental property is generally not an immediate tax deduction. It usually forms part of the property’s cost base, which reduces capital gain when you sell.
