How this is calculated
Duty is worked out from the state revenue office rate table, then any first home or owner-occupier concession you qualify for is applied, and foreign buyer surcharge is added. It assumes one buyer (or all buyers in the same position) buying the whole property; multiple buyers, part shares, mixed-use land, off-the-plan and seniors concessions are not covered.

Frequently asked questions
Do first home buyers pay stamp duty in WA?
For contracts from 7 May 2026, first home buyers pay no duty on a home up to $600,000 and a reduced rate up to $800,000. For vacant land the limits are $450,000 and $550,000. You must meet the First Home Owner Grant eligibility rules.
Do foreign buyers pay extra stamp duty in WA?
Yes. Foreign persons pay a 7% foreign transfer duty surcharge on residential property, on top of general duty.
Is stamp duty tax deductible on an investment property?
Stamp duty on buying a rental property is generally not an immediate tax deduction. It usually forms part of the property’s cost base, which reduces capital gain when you sell.
